One of the first questions people ask going into a remodel meeting is “how much will this cost me?” There is no simple formula to how much a remodel will cost, and every situation has its own set of variables and circumstances that affect the final price of a project.

As a home owner going into a remodel, here are some variables you might not have considered:

The location of the remodel in your home- is it on the first floor or second floor, and how will the materials be transported? Is it easily accessible?

Once a demolition project is started, sometimes setbacks occur such as discovering asbestos, mold, or other unexpected things. This would take additional time, money, and crew that would not be originally calculated into a price.

Will there be a dedicate site supervisor who will be the go-to person for questions, or will that job be run from an office off site? You also have to consider if all the workers on the crew are insured and qualified.

Will upgrades be necessary to add on during the process? This includes water, gas or electric.

The quality of the finished product is a major factor into the cost. What materials have you chosen, high end or bargain? Make sure to weigh the pros and cons of each, choosing a cheaper quality product might save you money in the short term, but might not last as long and cost you more to replace.

There are too many variables in a remodel project to truly judge how much the final project will cost. The best way to think about it is cost vs. value. There are many ways to cut corners and save cost, but the higher the quality of the products and service, the longer your remodel will hold its value.

As we age, it is important to regularly evaluate the components of our home to ensure they are appropriate for our lifestyle and abilities. In many older homes the laundry room is located in the basement. As a retiree, this could present many obstacles. In lieu of leaving your home, we suggest building a laundry room on the main floor of your home. Deciding upon a design will depend solely on the available space within your home.

If you feel overwhelmed or aren’t even if you have the available space, let us share a few concepts that might help spark an idea.

Sunroom/Mudroom: The great thing about these types of spaces—besides being on the main level—is that in many cases the structures are similar to basements. You almost always have concrete floors and easy access to both plumbing and electrical outlets. Also, these spaces are normally only in use during the spring and summer so you wouldn’t be losing a room that is regularly occupied.

Garage: Like sunrooms and mudrooms, garages are also equipped with many of the same components as a basement. The difference is you shouldn’t have to sacrifice the existing use in order to have a new laundry area. In most garages, a stackable washer and dryer would fit perfectly in one of the front corners of the garage, allowing you to still keep your car free from rain and snow. Also, it is very important that you properly insulate your garage to ensure your pipes won’t freeze in the winter time.

In addition, a stacked washer and dryer could also serve as a perfect solution for any homeowner who is looking to bring their laundry room up. We could install it in a spare bedroom or hall closet… anywhere you see fit!

Are the wheels turning yet or are you still thinking? We can help! We offer superior design, planning and remodeling solutions that are second to none. Drop us a line or visit us online 24/7 at www.riggscompanystl.com

Remodeling the existing space inside a home has become a very popular method of upgrading our client’s lifestyle. The baby boomers, especially in this economy, have decided that they want better, not bigger and that means improving what they have, not adding to it. The number one desire of most of these clients is what we call a Master Retreat and the bathroom seems to be the focus of that retreat. After years of using the basic, one person bathroom; they want the luxury of individual vanities, private toilet areas and elaborate showers and large soaking tubs. As empty nesters with a three or four bedroom home, it’s easy to find the space to give them this dream and still allow for a guest bedroom or home office. In fact, many of our designs include two entrances to a home office via the bedroom and the main house.

One of the interesting phenomenons is the fact that these clients aren’t looking at the market value of their home based on the number of bedrooms and baths. Their evaluation is based on comfort, convenience and the enjoyment of being at home. In essence, the entire house will become their master retreat but it starts in the bathroom; where they can have their individual space and enjoy the luxuries that were only found in the finest hotels when they were younger and probably couldn’t afford to stay there.

Oh my, I think I’m on to something! What they used to experience (if they could afford it) or dream about, only when on a luxury vacation they can now have every day. So, for them, every day is a vacation!

What a way to live…
