<p>Eighteen years ago, Sheldon and Leslie Weinstein purchased their home in Clayton, Missouri. They loved the neighborhood and feel of the area, but the home did not feel like their own. They reached out to us to help customize the home, and make it truly one of a kind. We developed a long-term renovation plan, and over the years have completed nineteen projects on this spectacular Clayton home.</p>

<p>First we tackled the kitchen, completely gutting the room and starting fresh with new counter tops, cabinets, and tearing down a brick wall that separated the kitchen from the family room. The kitchen was small and dark, but by tearing down the wall and updating the features, the kitchen became bright, light and airy. “I love that sink,” said Leslie Weinstein. “I would take it to my grave if I could!” Now that amount of love is what we like to hear!</p>
<p>&nbsp;</p>
<p>The original layout of the first floor was far from ideal, but together we came up with a plan to turn the spare first floor bedroom into a library with floor to ceiling custom built bookcases. The room has a grand feel, while still remaining comfortable and inviting.</p>
<p>&nbsp;</p>
<p>The basement was a cold, empty, framed out cellar when the Weinstein family first moved in, but we transformed it into a complete basement living area. A media room, bedroom, bathroom, laundry room, and storage room were all added into the basement, helping to create a relaxing area to escape to.</p>

<p>As the Weinstein family grew into their home and aged, they decided to move their master bedroom to the first floor. We opened up the spare bedroom and library and created a stunning master bedroom and bathroom suite. This project took a lot of thought and imagination to create a master suite without disrupting the flow of the house. We are extremely proud of how it turned out!</p>

<p>After years of remodeling the inside of the home, the Weinstein family decided they wanted the outside of their plain, ordinary looking bungalow to match the custom, beautiful look of the inside of their home. During the remodel process, they had neighbors stopping them to remark on how their house looked like a brand new home!</p>

										<content:encoded><![CDATA[<p>In our <a href="https://www.riggscompanystl.com/adding-a-new-living-space-to-a-kirkwood-home-breaking-ground/">previous blog entry</a>, we examined the first phase of a room addition project for a Kirkwood home. Room addition projects are extremely common with growing American families. So, as a home remodeler we have become extremely efficient in the process.</p>
<p>&nbsp;</p>
<p>In less than one week, the RIGGS crew was able to dig/pour the foundation and complete the subfloor on a two-story 640 sq. ft. living space.</p>
<p>&nbsp;</p>
<p>Upon completion of the foundation and subfloor, our crew began to frame out the addition.</p>

<p>When we frame out a space, we follow the following steps:</p>
<p>&nbsp;</p>
<ul>
<li>Mark Your Walls: Using a chalk line, we mark the wall lines on the subfloor.</li>
</ul>
<ul>
<li>Cut &amp; Layout Wall Studs: This is the point in the process where the design really starts to come to life.</li>
</ul>
<ul>
<li>Build Walls: Once the wall frames are complete, we lift the walls up and connect them to the neighboring wall.</li>
</ul>

<p>Do you notice how there is a slight overhang on the left side of the structure? This will help us join both the new addition and the garage, creating an attached garage. The cantilever carries the support and allows for us to forego the use of external bracing for the new roof structure.</p>

<p>Looking pretty good, wouldn’t you say? And to think we were able to dismantle the deck, dig/pour the foundation, install the subfloor, put up the frame, roof and siding in only one month! We couldn’t be more thrilled with the progress we have made in such a short period of time.</p>

										<content:encoded><![CDATA[<p>Outgrowing the home. It is a dilemma that many American families face at one point or another. The good thing is, you do not have to lose the home of your dreams. Often times, the best way to get the new, expanded space you need is through a room addition.</p>

<p>Recently, we began a room addition project for a home in Kirkwood, Missouri. The homeowner’s are getting ready to welcome a new addition to family, making the need for extra living space all the more important.</p>
<p>&nbsp;</p>
<p>After surveying the property, we decided to build the room addition off the back of the home where a deck resided. Once the deck was completely dismantled, it was time to break ground on the future 640 sq. ft. living space.</p>

<p>Due to the 7 ft. space between the garage and the home, we had to bring the bobcat around the opposite side of the home. This actually worked to our advantage, allowing for easy access to the foundation of the new structure.</p>

<p>Because our crew works in both a timely and efficient manner, we were able to dig and pour the foundation in less than 5 days, keeping the project ahead of schedule.</p>

<p>Now that the foundation is complete, it is time to move on to phase 2: the subfloor. Before the subfloor can be constructed, we must first lay a bed of graded rock to help create a uniform surface.</p>
<p>&nbsp;</p>
<p>As you can see below, we now have the foundation and subfloor in place. In our next blog entry, we will explore the process of building the walls and—our personal favorite—the cantilever. Stay tuned!</p>
